What is a measurement or floorplan service?

A floorplan service is just what it sounds like: Based on your needs, an appraiser will measure the property's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a floorplan service, a certified appraiser measures your home or property with a measuring tool — generally a tape or laser measuring device. As they walk the property, they mark the layout of the rooms and other features, like stairs, hallways, and pantries. They may make a rough sketch of the property. Then, the appraiser develops a report and detailed sketch showing the total living area of the home and the overall layout. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are measurement services needed?

Disputing real estate taxes

Tax records frequently reflect incorrect square footage because the values can come from various sources, and sometimes go unproven — meaning you may be taxed for more space than you own! Unless an appraiser has completed a recent valuation or home measurement service on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a measurement service before challenging what you're taxed. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Putting a home up for sale

A home measurement service can ensure that you're paid a fair price for your house. Living space is one of the biggest factors potential buyers look for when purchasing a house — but since square footage values are often estimated rather than accurately measured, your property listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the potential selling price for your property, but possibly even the number of interested buyers. The only dependable method of using a definitive GLA when listing your home or property is to refer to a previous appraisal or measurement service performed by an appraiser (after any updating that might have affected square footage).

Material for agents

To ensure that your client's property sells at a price that accurately reflects true market value, we suggest seeking a measurement of the property. Clients, and potential buyers, will appreciate your scrupulousness, and you can be assured that the GLA on your client's listing is truly representative of their home. A floorplan can also be a wonderful marketing tool to interest potential buyers because they can view the layout and characteristics of the home before and after a walkthrough.
